With that reverse split a few months back there is nothing stopping this from snapping to $30.

This is going to $21.00. Bet you a wooden nickel.

For sure..my main holdings are RSO and AGNC..and small amounts of CIM and NLY

Today was a good day for all my REITs (and stocks in general), but RSO was outstanding.
Maybe people are finally realizing the advantages of a double digit dividend and 25%+ discount to an undervalued BV in the days of 1% CD rates.

We agree at last..

REITs don't "wash" money any more than any other investment. They declare a dividend each month or quarter and every year, they are obligated to pay 90% of their taxable income in dividends, then of course, they are not taxed on those payments, just the recipients are.

From an accounting standpoint, it makes no difference if you're invested in a REIT or Google, except that REITs pay a large dividend and Google doesn't. Though REITs have been poor performers for the last couple of years, while Google has done very well.

No, it's using the REIT to wash the money, a distributed cash dividend to the shareholders is precisely cash NOT being on the company books. It's distributed by law before the company declares an annual federal gains tax. The Feds have to come after you and I, their tax payers private equity income.

Most of my portfolio is in REITs because they pay great dividends and are selling at a high discount to what I believe is an understated book value.

However, there is absolutely no reason they would be any better for the cannabis industry than any other investment. If a cannabis company puts any money into investments, it removes cash from the books. REITs must pay out 90% of their taxable income each year in dividends. Since REITs pay out such high cash dividends, they would be a worse investment for someone looking to keep cash "off the books".

Bottom line, if cannabis is going to invest in REITs, it's for no other reason than they think they are a good investment. As do I.

I just put 1/3 of my portfolio into REIT. Rumor is cannabis industry is going to use REIT as vehicle to avoid cash on books since it is redistributed by law every quarter.

What do you make of the current law suit? If you held shares since March, and what would be the downside of joining the class action against RSO? Would I be shooting myself in the foot? What would be the affect on sp should a settlement be found?

Thanks. I look at this more as a dividend play and don't plan an exit. But if that's where we are, I probably won't be adding soon.

Why the extended downturn?

Rates continue to go up. 10-year Treasury at 2.88% and headed higher still.

The CLO and CDO instruments inside RSO's portfolio are dropping in price as rates rise.

The great bond selloff that started in May has more to go on the downside.

All that aside, RSO looks thoroughly washed out. As oversold as this is, the stock should be due for a bounce in here somewhere. However, a bounce may be all one gets, without much follow through.
