Part Disposals of Investment                                                   
                                                                               
The Company announces that it made the following disposals of ordinary shares  
in AeroBox Plc ("AeroBox") on 11 August 2005:                                  
                                                                               
- 100,000 shares at 9.500 pence per share                                      
                                                                               
- 100,000 shares at 9.400 pence per share                                      
                                                                               
- 100,000 shares at 9.366 pence per share                                      
                                                                               
- 100,000 shares at 9.125 pence per share                                      
                                                                               
- 100,000 shares at 9.080 pence per share                                      
                                                                               
In the Company's report and accounts for the year ended 30 April 2004, the     
Company's shareholding in AeroBox was valued at 20 pence per share. Therefore, 
these disposals represent a total loss on disposal of �53,529.00. Following    
these disposals, the Company holds 1,410,002 ordinary shares in AeroBox.       
                                                                               
The funds raised from the disposal will be used to further develop the         
Company's strategy in the hotels and licensed premises sector.
