Announcement to shareholders



SALE OF PROPERTIES



As part of the plan formulated at the time of the rights issue in July last
year and as announced in the Interim Statement to shareholders dated 22
December 2000, the Company, yesterday, completed the sale of both its
Huddersfield and Bradford properties.

The sales, for a combined cash price of #3.1m, have resulted in a loss against
net book value on disposal of #0.4m. The proceeds are to be used in the
reduction of bank borrowing.

Under the terms of the sale, the Company has entered into a 7 year lease
agreement with the purchaser to occupy part of the Bradford site from where it
will continue to trade.
