Application has been made to the UK Listing Authority and the London Stock
Exchange for admission to (i) the Official List and (ii) to trading on the
London Stock Exchange's markets for listed securities in respect of 128,825
ordinary shares of 5p each ("New Ordinary Shares").

The New Ordinary Shares, which will rank pari passu in all respects with the
existing ordinary shares in issue, are being issued in connection with the
exercise of options under the Hercules Property Services PLC 1996 Unapproved
Executive Share Option Scheme.  It is expected that Admission will become
effective and that dealings in the New Ordinary Shares will commence on 28
October 2004.
