Immediate Announcement                                     16th August 2006

The Board of UK Balanced Property Trust (the "Company") are pleased to announce
the completion today of the acquisition of a portfolio of 6 properties for a
price of #24.78m.

The portfolio comprises offices in Bristol, Cardiff and Glasgow, a warehouse
unit, also in Glasgow, a mixed office/industrial estate in Kearsley (near
Bolton) and a retail unit in Kensington, London W8. The purchase price reflects
a net initial yield of approximately 5.9% (on the expiry of 2 rent free periods
in December 2006).

The acquisition was funded entirely out of cash resources with no additional
debt being required.

The acquisition continues the Company's strategy of maintaining a diverse
portfolio of assets and tenants with opportunities to add value through asset
management. It also increases the portfolio weightings in the office and
industrial sectors while slightly reducing the exposure to the retail sector.
