THE UK BALANCED PROPERTY TRUST LIMITED

PREPAYMENT OF FACILITY

The UK Balanced Property Trust Limited (the "Company") announces that the
Company has given notice to prepay the full amount of #120 million due under the
Issuer Borrower Facility Agreement dated on or about 16 February 2006 between,
inter alia, UK Balanced Property Finance Limited and the Company. The prepayment
will occur on 8 October 2007.
