ANNUAL GENERAL MEETING

CHIEF EXECUTIVE'S STATEMENT

On 8th March the Board published the Group's preliminary results for the year
ending 31st. December, 2003 which announced record profits and improvements to
all key areas of the business.

The framework for the Group's planned expansion is now in place supported by
excellent land-holdings, products, processes and enthusiastic, able employees.
Progress is being made in converting a number of key strategic land-holdings to
a position where development can commence which will support the planned volume
increases.

Demand for the Group's products remains robust, underpinned by a good level of
affordability in the housing market. The Group's trading position remains strong
with improvements to both the sales and build positions. Cumulative reservations
for the year to date continue to be over 25% ahead of the corresponding period
last year.

Based upon the Group's trading experience to date the Board anticipates that
2004 will be another successful year.
