   #70m Sale of Properties for Moorfield Capital Partners

Moorfield Group PLC announces the disposal of a portfolio of
9  Central  London  properties from  the  Moorfield  Capital
Partners  Trading  and  Investment Limited  Partnerships  to
Derwent  Valley  Holdings plc for a consideration  of  #70m.
The properties currently produce an annual rental income  in
the  order  of  #4.62m.   The  proceeds  of  the  sale  will
principally be used to repay existing bank debt.

The  Moorfield Capital Partners Trading and Investment  LP's
were established by Moorfield Group and Ellerman Investments
Ltd  in  April 1999 to acquire a portfolio of 75  properties
from  Royal  and  Sun Alliance for a total consideration  of
#392.35m.   The  above disposal takes the total  sales  that
have  exchanged contracts from the two partnerships to  over
#100m.
