Secured bank loans
Bank loans are secured by way of legal charges on properties
held by the Group and a hedging policy is adopted which is aligned
with the property strategy on each of its assets.
Weighted average debt maturity including extension options is
4.5 years (2013: 3.1 years).
Effective interest rate during the year to 31 March 2014 was
