           Sports Cafe Holdings plc ("Sports Cafe" or the "Company")

              Sale and Lease back of Sports Cafe site, Birmingham


Sports Cafe, the owner and operator of the Sports Cafe chain of leading licensed
Sports Entertainment Venues, announces that it has exchanged contracts for the
sale and leaseback of 240 Broad Street, Birmingham for a consideration of #4.4
million (net #4.3m). This follows the review of its strategy and financing
options for future growth announced in January this year.

Its operating company Sports Cafe Birmingham Ltd has entered into a 25-year
lease in respect of the above property at a commencing rent of #275,000. The
sale price represents a yield of 6.25%.
