#4.79 million sale and leaseback of Group head office


BNS Telecom Group plc (AIM: BTP; "BNS" or the "Group"), one of the leading
providers of white labelled telecoms services to the UK SME and corporate
market, has exchanged contracts on the sale and leaseback of its head office
property at Low Prudhoe in Northumberland. Completion is due on 29 May 2007.

The Group has sold the freehold office facilities for #4.79 million in cash to
East Anglia Pubs LLP. The book value of the office facilities was #3.7 million.
The proceeds will be used to repay an on demand loan of #3.5 million taken out
specially to fund development of the head office property.

BNS has taken a 15 year lease on the development at an annual rental of #355,000
per annum with five year upward only rent reviews.

Garry Moat, Chief Executive, said:

"We undertook the development of these facilities to meet our accommodation
needs as the business grew. This sale and lease back will initially reduce the
Group's debt levels and provide debt capacity to fund future growth."
