Immediate Announcement                                                1 May 2007

The Board is pleased to announce that, as anticipated in the announcement by The
UK Balanced Property Trust Limited (the "Company") on 15 February 2007, the
Company has, with effect from today, appointed Cordatus Partners Limited as its
new investment manager on the terms announced on 15 February 2007. Full details
of the new investment management agreement will be set out in the annual reports
and accounts of the Company for the year ended 31 March 2007. The Company has
also invested #100,000 in Cordatus Partners Holdings Limited, the holding
company of Cordatus Partners Limited, giving the Company a 25 per cent. equity
stake.
