Lewis  Charles  Romania  announces  premier retail  &  leisure  development  for
Ploiesti

Highlights
  *     Benoy, architects of the Bluewater shopping centre in Kent, publish  the
     design of the Lewis Charles Romania development in Ploiesti, Romania
  *    Over 58,000 square metres of retail and leisure letting space
  *    Expected to be completed by the end of 2010
  *    Construction permit already in place

Lewis  Charles  Romania Property Fund Limited (`Lewis Charles', `the  Fund'  and
`the  Company') today announces the official launch of Zenith which is the  name
given  to  their Ploiesti retail and leisure development. Zenith will  be  a  10
hectare  multi  purpose  retail, leisure and entertainment  centre  located  ten
minutes  from the centre of Ploiesti, Romania's second most populous  city.  The
project is anticipated to be completed by QX 2010.

The  complex  will have some 58,000 square metres available for letting  divided
over three floors. The development will offer shopping, eating and entertainment
amenities  and services. It is intended that the retail will offer  a  range  of
major anchor stores through to boutique retailers, from international brands  to
new  local  entrepreneurs,  upmarket  to mainstream  brands,  large  emporia  to
transportable  retail  pods. Leisure facilities include a health  club,  bowling
alley, children's activity centre and multiplex cinema.

The development partner of Lewis Charles Romania, Westhill, will construct a new
four  lane  approach  road and secure multi-storey car park  with  2,250  spaces
providing access to all three levels of the complex. The development is  located
at  the  junction of two major roads, the DN1 and DN1B. The DN1 is part  of  the
European Corridor 61, linking Bucharest and Brasov, whilst the DN1B links  Buzau
and East and North East Romania.

Zenith  was  designed  by  Benoy, recognised as world leaders  in  shopping  and
leisure  centre  design, the chief architects of the Bluewater  shopping  centre
Kent and the Bullring in Birmingham.

The project has already been awarded a construction permit.

Commenting today, Loraine Pinel, Fund Manager said, "we are delighted  with  the
outstanding  structural  design that Benoy has achieved  and  with  construction
permits  already in place we are looking forward with our partners  Westhill  to
develop  this complex into a reality. The Romanian people in and around Ploiesti
will feel the benefits of this retail and leisure centre whether from employment
or  through to customer choice. This is a great milestone as the Fund approaches
its first year since admitting to AIM."

Also  commenting  today, Carl Francis, Director of Benoy, said "we  deliberately
took  a  long  term  approach to the planning and design of the  development  to
ensure   that   it  is  future  proof,  with  enduring  appeal,  relevance   and
sustainability. We chose high quality materials such as stone, timber,  coloured
glass and even thatch to reflect the Romanian vernacular in the building."
